Apartment turnover, every season

Turnover runs year-round — Pearl District lofts, downtown Portland high-rise units, Wilsonville and Tualatin garden complexes, and a steady stream of Beaverton and Tigard flats near the MAX line. We handle all of it at $145/hr for two movers or $195/hr for three, flat-rated once Nadia sees your inventory.

We send your building’s COI the same day, book the freight elevator or stairwell ourselves, and work inside whatever window the property office gives us. Grant Halloran has run our downtown loft and apartment jobs for years.

What downtown properties ask for

A lot of the high-rises want a certificate of insurance that names the management company, plus freight-elevator time booked in advance. Pearl District lofts need a tight parking plan on narrow one-ways. Suburban garden complexes make staging easy right beside a loading zone.

Apartment flat-rate examples

Apartment size Crew Typical flat rate
Studio or Pearl District loft 2 movers $450 – $680
1-bed downtown high-rise unit 2 movers $560 – $860
1-bed Beaverton or Tigard flat 2 movers $600 – $900
2-bed suburban complex 2–3 movers $820 – $1,180
2-bed townhome 2 movers $780 – $1,120

Cargo coverage up to $1,000,000 per shipment, $0.60/lb released-value standard, nine-month claim window. The paperwork’s on file under our Oregon authority — nothing for you to chase. Between leases? Short-term storage covers it.

Everything folded into your Wilsonville, OR flat rate

  • Same-day COI emailed to your building office or HOA — Nadia handles it
  • Pads, dollies, wardrobe boxes and shrink-wrap already on the truck
  • Floor runners through lobbies, freight elevators and shared hallways
  • Freight-elevator or stairwell reservation coordinated with your property office
  • Bed frames, desks and flat-pack furniture taken apart and rebuilt
  • Up to $1,000,000 cargo coverage per shipment available on request

So what will it run you?

Two uniformed movers plus the truck run $145/hr on the clock, or lock the meter shut with a signed Portland-metro flat figure that puts the entire move on one page

Pads, dollies, shrink-wrap and the careful hand-carries a Sherwood bungalow or a Lake Oswego hillside staircase demand are already in the rate, and so is any Certificate of Insurance a downtown Portland high-rise or a West Linn HOA needs on file. Need a third mover added? That moves the hourly to $195/hr.

“Dylan and Owen were great through the entire process. They showed up on time, wrapped and taped all of the furniture that was moved, and put everything in our new place where we asked. They did not cause any damage to the walls or any of our property and were professional the entire time.”

“We had a very good experience with 503 Moving Labor Services. We paid what we were quoted, they arrived on time, the two guys worked hard and nothing was damaged. We did have a somewhat easy move, no stairs, no furniture assembly. We are very happy with our experience. Dylan & Owen were very courteous and did a great job.”

Questions we field on this service

Can you finish before a noon lease deadline?
Yes — we start most lease-deadline moves early. Tell Wes the cutoff and he schedules the truck to clear it.
Can you supply the COI my building's office asks for?
You'll have it the same day, phrased exactly how they want it. Forward Nadia the certificate-holder wording and she'll email the COI back inside the hour.
Does my high-rise cap the elevator by time or weight?
We match the pace of the load to whatever limit they set. A 1-bed high-rise job still usually lands between $560 and $860, even when the freight elevator slows the trips down.
Is there a minimum charge?
Hourly work carries a one-hour minimum, though the flat rate is what we quote by default, signed off before we load.

A note from Brett

I launched 503 Moving Labor Services in 2016 on a single rule I have never bent: the price we put in writing is the price you pay — no curbside add-ons, not ever. Every job goes out on our own equipment with a crew I hired and trained by hand.

Whether it is a one-bedroom apartment in downtown Wilsonville or a full house heading across the Willamette Valley, you get the same crew and the same written flat rate every time. That consistency is what keeps Portland-metro families passing our name along to their neighbors.
